Progression
“Progression” photo sets are performed at pre-determined intervals. They are designed to track and index the exterior and interior improvements throughout construction.
- Site – Site Progression photos are taken from key perspectives along the perimeter of the site plan, perimeter of building pads and other locations where site work is intensive. Site Progressions record underground utility trenching and conduit work, underground retention and drainage, the over-ex and building line trenching and pad work. Site Progressions are usually performed at custom intervals depending on the intensity and quantity of underground work.
- Exterior – Exterior Progression photos are interactively linked to your site plans or footprints. They are taken from key perspectives outside of the building envelope(s) during erection. Exterior progressions are typically performed at bi-monthly or monthly intervals, depending on the pace of erection and the amount of unique architectural detailing or elements.
- Interior – Interior Progression photos are interactively linked to your floor plans. These photos reveal the inside of the building as it evolves from substantial framing to completion. Interior Progression shots are invaluable for tracking trades, stud or steel beam installation, decking, MP&E, joints and connections, rough-in and all aspects of producing finished units. Bi-monthly or monthly Interior Progressions usually suffice to meet most clients needs.
Exact-Built™ Sets
Exact-Built™ photo sets serve as “visual as-builts” which are performed at a single critical point during construction. They offer a higher concentration of photos and perspectives than the Progression shoots and focus on details of particular interest or importance to the client.
- Pre-Slab – The Pre-Slab Exact-Built™ is comprised of overlapping images of MEP systems in slabs or underground, photographed just prior to pouring concrete, covering or as directed by the Client. Exact-Built™ sets relating to underground drainage, dry wells and/or underground retention systems are also useful.
- Exterior – Exterior Exact-Built™ sets record specific architectural elements or aesthetic detailing. Examples include window flashing details or window system details for glass-intensive buildings, radiused steel work (i.e., for a rotunda), EIFS systems, and cores or “lobbies” of exterior loaded buildings.
- Interior – The Interior Exact-Built™ set is the most critical photo set, creating a visual as-built of all systems immediately prior to insulation of the walls. All walls and ceilings are photographed in extreme detail so that the entirety of the electrical, plumbing and HVAC infrastructure is permanently recorded in their actual as-built locations. This gives the client the ability to “see” wires, duct-work and pipes after sheet rock or drywall is installed and can save countless headaches and dollars. Interior Detailed sets are also useful for recording prior conditions, critical for redevelopment projects or major repairs.
Slideshows
Slideshows photos are “extras” taken at the time of progressions shots and are intended to capture miscellaneous items and activities on the day of the shoot. Examples include marketing photos and recordation of materials on-site for pay applications.
